II.              OPERATIONS OF FACILITY

                              A.     Personnel

  • Direct the Selection, Employment, Termination, and Supervision of All Employees

  • Determine Rate of Compensation for All Employees

  • Setup and Maintain Personnel Files to Comply with All State and Federal Regulations

  • Negotiate Concessions for the Property Including but not Limited to Soda Vending, Snack Machines, Newspapers, Gift Shop, Etc.

        D.     Operating Supplies

  •  Negotiate Best Prices for All Operating Supplies and Equipment

  • Order and Maintain Appropriate Inventories of Supplies

  • Inventory Supplies Monthly to Maintain Costs and Maximize Profit

        E.     Repairs, Replacements, and Improvements

  • Inspect Property Routinely to Ensure Facility is Maintained in Excellent Condition

  • Implement and Manage Ongoing Preventative Maintenance Program

  • Handle any Repairs, Alterations, or Decorating Hotel will Need After Opening

        F.     Advertising and Promotion

  •  Plan, Prepare, and Contract Advertising Promotions for the Hotel as Needed

  • Make Recommendations and Join Associations, Clubs, and Civic Groups to Maintain Community Awareness

  • Prepare Sales and Marketing Plan with Competitive Analysis

        G.     Source of Accounting

  • Contract and Manage Accounting Firm to Handle All Hotel Accounting Needs to Include Payroll, Monthly Profit and Loss Statements, Accounts Payable, and W2 Forms
